Private Real Estate Advisory — Dubai & Abu Dhabi

Access is earned,
not advertised.

I represent a limited number of ultra-high-net-worth individuals and family offices — sourcing the addresses and off-plan allocations the open market never sees.

AED 500M+ advised 100+ deals closed Dubai · Abu Dhabi By introduction only

A deliberately
small practice.

Most advisors chase listings. I take on a limited number of clients each year, and give each one the whole of my attention — from the first conversation to long after the keys change hands.

My value is not the properties you can already find. It is the ones you cannot — first-release allocations from the Gulf's tier-one developers, secured before they reach the market, structured and timed around your objectives.

If that is the way you prefer to work, we will get along very well.

The Edge

Acquire like the ultra-wealthy do.

The buyers who consistently outperform are not faster — they are earlier, better informed, and positioned where the portals cannot see. Three disciplines make the difference.

01 — Preserve

Preserve your wealth.

Capital preservation begins with what you buy and from whom. Tier-one developer stock, in districts with verifiable scarcity, holds its value through cycles that erase lesser assets.

Covenant over cosmetics

Sovereign-backed masterplans and balance sheets that finish what they start — the quiet foundation under every position I recommend.

Scarcity you can verify

Protected views, curated supply, districts where the plot map itself is the moat. Scarcity that is designed, not marketed.

The exit, designed at entry

Every acquisition is classified before purchase — hold, assign, or generational — so the position is never improvised later.

Tier-one stock through the cycle
First-release positions in scarce, developer-backed districts — acquired quietly, held deliberately.
02 — Position

Position in your convictions.

Whether your thesis is culture, coastline, golf-front land or the next master-planned district — I place capital where the conviction lives, at first release.

Abu Dhabi · Modon

Hudayriyat Golf Estates

Island golf-front villas on a masterplan the market is only beginning to price.

Dubai · Emaar

Emaar Oasis

Low-density lagoon villas from the developer with the deepest resale market in the city.

Abu Dhabi · Aldar

Saadiyat Cultural District

Residences beside the museums — supply that is curated, not merely constrained.

Abu Dhabi · Aldar

Yas Waterfront

Income-first waterfront stock riding the island's compounding footfall engine.

The Approach

Three things I do exceptionally well.

Everything else is delegated, documented and handled quietly on your behalf.

01

Access

Direct relationships with Emaar, Aldar, Nakheel, Meraas and Modon — and a seat at first release, often before public launch.

02

Judgement

Which tower, which floor, which release, which exit. The difference between a purchase and a position is timing and information.

03

Discretion

Structuring, allocation and negotiation handled end to end — privately, and without your name entering a single database.

The Construction

A portfolio designed entirely around you.

Not a shortlist of listings — an allocation. Growth, income, yield and land, weighted to your capital, your horizon and what you already hold. One illustration of how a brief takes shape:

0%

0%

Off-plan growth

First-release allocations positioned for appreciation between launch and handover.

Ready income

Completed residences producing rent from the day the mandate begins.

Commercial yield

Office and mixed-use floors carrying the portfolio's cash-flow spine.

Land bank

Plots inside masterplans, held while the value is built around them.

An illustration of structure, not a recommendation — every mandate is weighted to its own brief.

The Record

Quiet numbers. Considerable outcomes.

The Playbook

Seven rules the market never writes down.

The working habits behind AED 500M+ in advised allocations — how first-release stock is really placed, how to read a payment plan as a price, and why the exit is designed at entry. Distilled into one private document.

A selection of words from clients. Names withheld, as most prefer.

"Shiza doesn't show you what's on the market. She shows you what's about to be — and by then it is already yours."

Questions

Before we speak.

Off-plan and first-release allocations are where my access creates the most value, but I represent clients across ready residences, resale and off-market opportunities as well.

Engagement terms are discussed privately and depend on the mandate. For off-plan properties, there is no cost to you as the client — I am compensated directly by the developer, so my advisory comes to you at no charge. My interests remain aligned with yours: I am compensated for outcomes, not for showing you properties.

Because attention is finite and discretion is essential. Taking on a limited number of clients is what allows me to protect access and act quickly when the right allocation appears.

Frequently. A significant share of my clients are international principals and family offices acquiring in Dubai and Abu Dhabi. The entire process can be handled remotely and in confidence.

Entirely. Nothing you share enters a public database, and I represent your interest without your name circulating in the market.

A conversation

Fifteen minutes, properly spent.

No deck, no follow-up sequence. You talk, I listen, and I'll tell you honestly what applies to your situation — including if the honest answer is to wait. Two questions first, so the time is worth yours.

Where you are

Thank you for the candour — it's exactly what I'd ask of a client. My practice is structured for briefs from AED 5M, so a call now wouldn't serve you well. The better start: take the playbook, and request the quarterly briefing — you'll build the same context my clients have, and when your moment comes, my line is open.
